Greetings to all, This is a reminder to check your smoke alarms often. If you have replaced the battery and the alarm will not respond to testing or if you have questions please call me. A periodic beep means the battery needs to be replaced. As colder weather approaches please ensure you are familiar with what you need to do if the temperature drops below freezing. Tenants are responsible for damage and plumbing repairs caused by ruptured water lines due to freezing. If the temperature drops below 30 degrees for over four – five hours, it is highly probable that unprotected pipes could freeze and burst. The only way to guarantee the pipes won’t burst is to drain them. This usually occurs at night so draining the pipes before bedtime and then turning the water back on in the morning is the most practical. This means you need to turn off the water at the meter and open all valves inside and out to drain the water. The meter is located near the street and you will need a turn off wrench, (sometimes called a church key) to close the valve. Some meter valves can be turned with a crescent wrench. Please review where your meter is located and how to turn it off before freezing weather comes. If you need further details please call before a hard freeze is announced. Some choose to let the water drip. Letting your water drip will protect only the pipe where water is moving and not the ones where there is no drip. If you decide to risk it and let the water run, ensure all outside faucets and inside faucets, both hot and cold are dripping. Again, this does not guarantee freeze protection because if the water pressure drops, the drips will diminish and therefore you could lose flow through the night and the pipe will no longer be protected. Please bring your receipt if you need to purchase a water cut off wrench and I will reimburse your purchase price. You can find them at Parker Lumber Co located on Gulfway and Memorial Blvd or most hardware stores and they cost about $10-$15. They are very handy to have in case of emergencies also. LEASE
BASIC RENTAL AGREEMENT
Tenant Responsibilities: Rent Payments: Rent is due in advance by the 1st of each month by cashiers check or money order. If paying by mail, must be postmarked by the 3rd of the month. A mail slot is available, but never mail or drop cash in mail slot. A late charge of $50.00 is automatically assessed if the rent is not received by the 5th of each month at 4180 Delaware St Beaumont, TX 77706 Vehicles: All vehicles must park in designated parking areas as defined by Landlord. All vehicles must remain in good repair not allowed to become eyesores or clutter. Yard: Tenant is responsible for maintaining the entire yard associated with this property, including sideyards and alleys. Yard must remain reasonably free of clutter and eyesores. Grass must be mowed on a regular basis. Unacceptable conditions will be brought to the tenants attention and he/she will be responsible for correcting the situation promptly. Please keep your yard in a “neighbor friendly condition”. Pets: All pets must have written permission from landlord to remain on premises. Tenant is completely liable for damages caused by pets. The pet area must be kept free of fleas and other pests by treating or having the area treated with the proper poisons. The pet must be well cared for and have all required shots and treatments. The Tenant is responsible for controlling his pet at all times. There is a $100.00 non refundable pet deposit for each pet. Damages: During the lease term, damages or breakage may occur. Tenant is financially responsible for damages cause by their direct or indirect action. Reasonable wear and tear will be the responsibility of the Landlord and will be considered in a fair and responsible manner. Water filled furniture is not allowed on premises. Smoke Alarms: Tenant must check all smoke detection devices on a monthly basis. DO NOT Remove batteries and compromise your safety. DO Replace the battery promptly if you hear a periodic beep from the unit. A/C & Heating Units: Tenant must change the filters on the cooling and heating units. Dirty filters cost you money in higher utility bills. Any damage to units from failure to change the filters will be the Tenants responsibility. Plumbing and Freeze Protection: Tenant will be responsible for protecting the water pipes during freezing weather. It is his/her responsibility to practice due diligence in anticipating freezing weather and properly preparing the lines to prevent freezing. Tenants who do not properly prepare for freezing weather will bear all expenses associated with burst water lines.

Please respect your neighbors when entertaining or playing radios and instruments. All complaints will be followed up on and chronic problems will be cause for cancellation of this agreement. Keys: One key will be supplied for each lock. Tenant may make duplicates. Replacements are $5.00 each. All keys must be returned to Landlord upon cancellation of this agreement. Desired Improvements: Any and all improvements to dwelling or property must be approved by Landlord prior to beginning work. Rent will not be substituted for work performed by Tenant. It includes general guidelines and rules that define the agreement. Violation of any part of this agreement, including non-payment of rent due, shall be considered sufficient cause for the initiation of the eviction process, whereby tenant agrees to vacate premises and remove his/her belongings within 72 hours after receiving written notice by registered mail or personal service. And if suit must be brought to collect unpaid rent, repair and /or clean premises, Tenant agrees to be responsible for and pay all costs associated with this action, including reasonable attorney fees and costs that may be affixed by the Court. No waiver, by Landlord, at any time of any terms of this agreement, shall be deemed as a subsequent waiver of the same, nor shall such action be deemed as subsequent waiver of the remaining language contained herein, nor the strict and prompt performance thereof by both parties. Lease:
The term of the lease shall be for 12 months. This Rental Agreement and/or Lease shall evidence the complete terms and conditions under which the parties whose endorsements appear below have agreed. Landlord agrees to rent/lease to Tenant and Tenant agrees to rent/lease from Landlord for use solely as a private residence, the premises located at in the city of _Beaumont, TX, 77706
Security Deposit: Upon Proper execution of the terms in this document, the security deposit will be returned to Tenant, subject to normal deductions for repairs, cleaning, high grass and damages beyond normal wear and tear. An itemized list of deductions, along with a check for the balance of deposit funds will be mailed to your forwarding address within 30 days after all keys are returned to Landlord. If exit expenses exceed the deposit amount, the balance is due within 10 days and must be paid to Landlord in full to avoid interest charges @ 12% per annum. Failure to pay rent shall be cause for complete forfeiture of Security Deposit. Cancellation: This agreement may be cancelled by either party by giving 30 days written notice prior to annual renewal.
